You may need to be a little more specific as to what you are looking for, including a price range.
Also you need to understand how licensed agents work and I would strongly recommend hiring an agemt via an Exclusive Buyers Agency Agreement, so the agent is working for you and not the seller.

hello simran,
We(investors) need to look for profitable properties. Our pain is we don't have powerful tools to quickly filter and see which are cash flow positive.There are other sources of information that you can get from. The internet is a good way to start. There are websites such as http://www.finestexpert.com that offers services and has a wide range of properties that are for sale, rental properties, foreclosed properties. You could also check foreclosure.com and realtytrac.com for property listings but I think they charge a certain monthly service fee.
i tried that for my own experienced and they
pre-analyze all market inventory and allow users to simply search for cash flow positive properties nationwide, or search by other advanced criteria such as Cash-on-Cash returned.
I hope this information will help you in a lot of ways.

Go ahead and find a local real estate agent in the area you want to buy a property in. Let them know what price range, type of property and amenities necessary to satisfy your purchasing requirements.

Before buying property we need to be aware of market cost as per the land value so that, in future it will be quite helpful and beneficial in getting more aspects.
