My brother passed away a little over a year ago. He was single and lived in Tulsa, OK. His house is in terrible condition - old, old roof - leaks causing ceiling to fall in - 80 to 90 years old - not updated (wiring, plumbing, etc). The property value is in an oversized lot - 100' x 234' and a 1500 sq ft work shop built about 3 years ago. What is the best way to sell the property? Most everyone who looks at it is looking for a place to live. This property is a long way from liveable. Are there specific brokers who specialize in property like this? Ron humblerb@yahoo.com Thanks

I would price it really well or fix it up a little.

Generally people always look for a house which is built long ago as it grant more security than the latest ones.

Speak to the local fire department and see if they want to use it as a controlled burn exercise. Burn it to the ground and sell it for land value!

Hi I think you be able to do is contact local estate agents and observe how extended exacting properties have been on the market.

Have you sold it yet? Actually, there are some people who specialize in selling ugly houses. I don't know anything about them, though. If it is really falling apart, you may just want to sell it for the market value of the land and other improvements. You may be able to sell it as-is, as a fixer-upper, and let someone else take the headache of figuring out whether to demolish it or try to fix it up. I've actually seen some pretty amazing renovations. If the structure itself is not in serious condition, it can be rebuilt. You could try to recommend someone recondition it as a "green" home with really well sealed and insulated walls, floors and ceilings, other green materials and techniques, and energy star windows, doors, HVAC, lighting, and appliances. Perhaps it could be transformed!

Advertise it on Craigslist and make sure you put in the it is a fixer with the shop and the size of land. You should have plenty of buyers knocking on your door.

on a buyers point of view, I wont look on the condition of the house but the land area, unless im eccentric who would want to experience living in an old house thinking ghost might come to greet me.
