Hi. I would like to know the answers to these question:

1) Can anyone perform a home inspection?
2) Why should I have the home inspected?
3) Should I be present when the home inspection is performed?

Not just anyone can perform a home inspection. They have to be licensed -- and they should have their license from an accredited organization. The best/main one is the [url=http://www.ashi.org/]American Society of Home Inspectors[/url]>. Also, check to see their resume. It is good to see if they have actually had recent clients in your area. You should have a home inspection for the safety of your family and the protection of your home as an investment. Does it have termites? Is the roof falling apart. Is there a high concentration of radon in your home? Is your fireplace safe? You should be present so that the home inspector can show you exactly what he or she finds so that you know what you may need to repair or upgrade. You can also ask questions to the home inspector and they can give you recommendations as to how to protect the value of your home. A home inspection is a non-invasive examination of the condition of a home, often in connection with the sale of that home. This is carried out by a home inspector, who usually has special equipment and training to carry out such inspections. A home inspection report is then issued by the home inspector. Many home inspectors use home inspection software.

Home inspections are performed on homes of all ages.  Older homes were built much better than many built today.  However, there have been a number of problematic building materials used over the years.  It is important that all homes be inspected prior to purchase but older homes even more so.

All home inspections are different and can vary dramatically from state to state, as well as across counties and cities. Much depends on the home inspector and which association, if any, to which the home inspector belongs.
