I am using a service desk software for my customer service now, and i think it is really good. It is called iKode Service Desk, which is a web-based, easy to use and free customer service software and service management software to resolve IT issues by ITSM work flows.
The goal of service desk software:
- to increase a company’s efficiency
- to increase productivity when using technology by providing workers and clients.

I use something called Isis CMS Real Estate.  It's got everything I need. www.isisre.com

A CMS or Content Management System is an application that can be used to manage and organize text, movies, pictures, links and many other types of data. Functionality varies from CMS to CMS, but most are web based and offer some sort of access control. I am using wordpress and joomla.
