The shift has given home buyers a better shot at getting a foothold on Sydney’s property ladder, says real estate mogul John McGrath, but there are better capital growth prospects outside the city. The McGrath Estate Agents founder revealed in his company’s annual property report that regional NSW and Sydney were operating at different gearsRegional markets were stronger because exhausted buyers were seeking cheaper alternatives to Sydney’s stiff prices, he said. Mr McGrath said regional NSW would continue to record strong growth because there was still a considerable gap in pricing. “The value gap between (Sydney) and the rest of the country is too wide in my view,” Mr McGrath said. The Sydney suburb of Breakfast Point “I believe the gap is likely to close somewhat over the next few years (but) it will not be because of a major correction of values in Sydney.” The celebrity real estate agent said pockets of Sydney would likely record minor drops in value of 3-6 per cent but population growth, a strong economy and low interest rates would insulate the market from a crash. “Sydney is taking a breather and that’s a huge positive for the market, not just for buyersHomeowners can now sell knowing prices won’t keep going up,” Mr McGrath said.
