Don Lehman, dlehman@poststar.com Facebook Twitter Email Print Save The region’s housing market for 2018 will hinge on how the inventory of homes for sale shapes up.Heading into the year, local real estate agents say there are plenty of qualified buyers, but not enough properties to sell to themThat’s good news for the sellers who are out there, who have been finding their homes sell quickly.“There are a lot of buyers out thereWhen people list houses, they usually sell fairly quickly,” said Tom Van Aernem, owner of Van Aernem Real Estate in Hudson Falls“We’re busy, but we’re dealing with a shortage of inventory and it’s happening all over the country.” The director of Southern Adirondack Realtors Inc., which represents the 525 real estate agents in the region, echoed Van Aernem’s comments.“As we close out the real estate market data reports on 2017, it looks like some trends will continue into 2018, with not enough housing inventory for sale for the volume of qualified buyers who are looking to purchase,” said Luisa Craige-Sherman.Real estate salesEstimated inventory of homes for sale in the Southern Adirondack Realtors coverage region: July 2017 — 1,600 July 2015 — 2,050 July 2013 — 2,170 July 2011 — 2,450 Months supply of inventory July 2017 — 10 July 2015 — 16 July 2013 — 17 July 2011 — 25 Source: Southern Adirondack RealtorsThat has translated to increased home prices, with median residential home listing prices up 8.1 percent between 2016 and 2017, she said.Van Aernem said he believes some owners are still hesitant from the financial crash of the late 2000s, and are staying put and renovating instead of movingNew home building is starting to pick up, as well. “We have seen a very positive increase in new home construction, with more projects moving through approval processes currently to meet some of this demand,” Craige-Sherman added“However, the process is sometimes slow and at times frustrating for contractors and home buyersIt has been many years since home builders have felt the confidence to start building at any appreciable level to help solve the inventory problem — and this is a great sign of confidence in the real estate market.”Southern Adirondack Realtors, which represents Realtors in Warren, Washington, Saratoga and Essex counties, has also noticed that the region’s housing market is more of a year-round market now, when years ago the spring and summer were far busier than the colder months.
