All of a sudden everyone is an expert in real estate! Although they are only trying to help it can get confusing

Here are some examples and you can decide for yourself. One of my clients received the worst real estate advice from her a coworker who insisted that if she “Put An Offer In With The Listing Agent, Your Offer Is More Likely To Be Accepted.” I’ve heard this so many times I simply have to shake my head in disbelief

If you have a good, solid offer the seller will accept it no matter who your agent is! If the listing agent represents you — the buyer — and you put in a low-ball offer, do you really think the seller will go with that offer? In fact it actually has the opposite effect! The seller doesn’t want her agent’s loyalty and fiduciary duty shared with the buyer

Selling your home can be very stressful and then to add whether or not you can trust your agent to not disclose confidential or even personal information with the buyer is a tough position to be in

You want your agent to be looking out for YOUR best interests, not anyone else’s. I understand why some sellers may believe this

They want some wiggle room in the negotiations

Unfortunately by pricing your home higher than the comparables you are only discouraging buyers who had you priced it correctly in the beginning would have viewed your home

After some time has gone by and you finally decide to lower your price you are now beginning to look desperate in the eyes of the buyer

Think about it, your home has now been listed longer than the other comparable listings in the neighborhood and you’ve reduced your price

Both of these are indicators to buyers that you need and have to sell, ensuring a low offer! It’s approaching summer time and you hear, “Don’t Buy Now, Prices Are Going Down.” Yes, this too falls under the worst real estate advice ever! Spring heading into summer is the busiest time of the year for real estate

Couple that with the shortage of inventory and you have two very strong indicators that home prices are not going down anytime soon

If you want to wait a year or so then who knows where home prices will be, but in the current real estate market they are holding firm. “You Don’t Need A Home Inspection.” A client was purchasing a home that was built in 2012 and was told by a good friend not to bother paying for a home inspection, because the house was so new, how could there be anything wrong with it? I understand why she said that, but fortunately my client decided to go ahead and get an inspection anyway

It was a good thing too! The house had a number of items that had been neglected and some that were not installed correctly in the first place! Allan Clarkson from Kiwi Inspections had a very similar experience as well and is now always cautious in newer homes

Yes, I would definitely classify this as the worst real estate advice ever. Unfortunately I could go on, but some of the advice is just plain crazy and not worth the time

If you are given some real estate advice, run it by your realtor and see what they have to say

Ultimately you’re the one that has to live with the choices you make, so make sure you’re basing your beliefs on something or someone you trust and truly believe. Do You Enjoy Tracey’s tips?
