My wife and I are looking to sell our condo.  She bought it under her name before we were married in 2008 for 150k. She put down a 15k downpayment.  Over that time, I'm guessing that about 5k has went towards the principal.  So breakeven, we are looking at 130k.

In our location, there is another condo selling for 130k.  I think our condo is a little better because we sit right on the 9th hole of the golf course with the balcony looking out to it.  Also, we have a fireplace which they don't, and a built in office.  I'm not looking to make a killing. I just don't want to have to pay the bank money.  So, assuming a commission of 4%, we'd have to sell it at 135k.  That might be a reasonable price, but I could also see us selling it at 125k and that is a 10k difference.  I'm a little worried about this.  Any options?  I haven't contacted a realator yet.

They are a lot of other factors to look at when determining the price of your condo. The amenities and features your condo has are not everything. Talk to a real estate agent and have them perform a CMA/BPO to give you a better idea of what your condo is valued at.
