Hello!
  My husband and I are first time home buyers, but we will be buying a home in an unconventional way. The house will be purchased in cash by my grandmother, but given to us. This is part of my inheritance, and now that my husband and I are in a place we would like to be for a while, my grandmother offered to go ahead and let us purchase a house. We have a budget of around $70,000, but we can go up to $90,000 if it's something we really like. She lives in a different state than us, so she told us to pick it out. After that she will come up to look and purchase the home if the cash offer was accepted.
So far I've talked to two different real estate agents. The first agent did not really listen to what I was looking for. (We want some acreage, and everything she sent me was under 1 acre.). The second agent I spoke to seemed to really get us. She sent us lots of great houses that fit our description perfectly. The problem came after we talked the second time. She sent us some homes that were over our budget by a large amount. When I mentioned this to her, she suggested getting a mortgage and using the cash as a down payment. We definitely do not want to do this, and I made told her we would not be interested in that. After that she became very non-responsive. I told her I would like to be shown some of the properties, and she asked me when would be good for us. I suggested a day and time, but it took her almost a week to respond to me. She did not confirm the time or day until the night before we were supposed to meet her. Then she sent one of her associates instead, which is fine, but he ended up being an hour late to the first property. Once he arrived he told us that out of the 5 properties we were going to see today, we were only going to get to see two, the first one we met at and another one. He told us the first property was under contract, so we might as well not even look. He also could not get in the house, so we literally just looked around the yard. He never described anything to us, just asked if we were finished looking or not. We left and followed him to the second property, which we were able to get into. We just walked around the house, and then he asked if we were finished or had any questions. Then he locked up the house and left. I have not heard from either agent since then. (a week ago)
Since this is my first time looking for a house, is this normal? Am I expecting too much? I know our budget is small, but I would rather be told they are not interested in helping us at all than give us poor service. So my question is are we expecting too much or is our agent just not taking us seriously? Should I go try to find another buyers agent to work with or is this what it is going to be like everywhere? Thanks!

Thank you all for your help! I'm glad that this isn't what I will encounter everywhere, and I'm going to look for a different agent. I think from now on I will just tell them it will be a cash purchase and not go into specifics of the situation until we've established a relationship. Maybe this will help with finding a new agent that can help us! Thank you all again!
