Keep in mind, real estate financing markets have shrunk considerablyOnly the very biggest in the commercial lending and life insurance markets have stayed active. "Whereas the list had [J.P.] Morgan, Goldman [Sachs], [Washington Mutual] and Wachovia on it in past years, they either completely stopped lending or were acquired," Walker said. According to Housing Wire, a financial news service for the mortgage market, the recession slowed the supply and demand for new mortgage debtBut mortgage origination has slightly increased as the recession has abated. John Delaney, chairman of CapitalSource, the Chevy Chase-based commercial lender that provides financial products to middle-market businesses, said Walker & Dunlop's secret was "staying focused." "They are best-in-class at mortgage origination tied to a government or agency program, which gave them a huge advantage compared to the real estate capital markets, which have experienced the equivalent of an extinction event." Walker attributes the success to his firm's access to Fannie Mae, Freddie Mac and the Department of Housing and Urban Development. "Some of the deals we did last year are going to be our best deals ever," he said. In 2009, Walker & Dunlop originated more than $2.4 billion in commercial real estate financingThe company services more than $13.2 billion of commercial mortgages and manages the assets of over 1,500 properties across the country. Esko IKorhonen of Federal Capital Partners, a Washington private equity real estate firm, said Walker & Dunlop has built a strong business over several decades. "They have the relationships with Fannie and Freddie, and that has been a good space to be in," Korhonen said"We and most of the real estate investors and developers n Washington have done business with Walker & DunlopThey are highly respected."
