Wang, one of the founders of Singapore-based real estate brokerage Zenith Real Estate Services Pte Ltd., created its Cebu counterpart, Merlion Homes and Development Corp with an office in Tipolo, Mandaue City. “With Merlion, we will introduce properties (in Cebu) to Singaporean investors,” Wang said during the opening of its office in Tipolo Square. The realty and development company will be offering a five-day property tour in Cebu to Singaporeans who are looking to purchase condominium units for investment. P50M deal Three months ago, Wang, who serves as chief executive officer and sales director of Merlion, closed a P50-million deal with two Singaporean investors for the purchase of seven condominium units in Tambuli Seaside Living in Lapu Lapu City. She already brought in three batches of investors to Cebu, composed of two to three investors per batch. “Singaporean investors are now looking into investing in the Philippines,” Wang said, noting the “growth spurt” of the real estate industry in the country which has “enticed businessmen to diversify and to include real estate in their business.” However, Wang said she only wants to concentrate in Cebu for now because she is more familiar with the projects here compared to other places in the country. “My frequent trips in Singapore and Cebu allowed me to see the growth of real estate hereCebu has plenty to offer to local and foreign investors alike,” Wang said. What makes Cebu ideal for Singaporean investors is its proximity, she added, taking only three and a half hours by plane. The real estate industry in Singapore, according to Wang, is “slow” despite the number of projects still available for purchase because of the many regulations the Singapore government imposed on buyers. One of them is imposing stamp duties in the acquisition of buying “subsequent” properties. Manage properties Aside from property tours, Wang said Merlion will also personally manage the properties bought by the Singaporean investors. For now, the company is marketing two projects: the Tambuli Seaside Living, which is primarily marketed to Singaporean investors, and Chateau de Paz, a subdivision in Panglao, Bohol, which is marketed to overseas Filipino workers in Singapore. “(We are banking on the) 180,000 Filipinos in Singapore, majority of them are professionals,” said Fortune Real Property Improvements Corppresident Richard Lim. Lim has tapped Merlion as Chateu de Paz marketing arm. In her 16 years of working in Singapore, Wang brought in Singaporeans, Malaysians, and Indonesians alike to invest properties in Singapore. Her Filipino buyers, meanwhile, are mostly end-users of condominium units.
